The managing broker in your new office determines whether or not they wish to hold membership in the REALTOR® Association. When he/she elects to hold membership, you are also required to have REALTOR® membership. We do not mandate membership, however, should you elect not to join, your managing broker will be assessed fees for having a non-REALTOR® licensee in his/her office. We suggest you speak directly with your managing broker about REALTOR® membership.

FAQ's FOR JOINING AS A REALTOR® MEMBER (Applications below)
REALTOR® membership is three-tiered. Members also belong to their state REALTOR® Association and to the National Association of REALTORS®. FCBR’s state association is the Colorado Association of REALTORS® (CAR). (See Below link for The 3 Way Agreement)
What level membership/subscription do I need/want as a licensed broker or appraiser?
Primary membership means you are not currently a REALTOR® member anywhere; you pay National, Colorado State, and Local Dues through Fort Collins Board of REALTORS®. Your Broker of Record must belong to the Board you select as your Primary Board (unless you are the broker). If they hold a primary membership elsewhere, then they must join Fort Collins Board of REALTORS® as a Secondary Member.
Secondary Out-of-State membership means you are a REALTOR® member of an association outside of Colorado; you pay National, State, and Local Dues through the association of which you hold primary membership, then Colorado State and Local Dues through Fort Collins Board of REALTORS®.
Secondary In State membership means you are a REALTOR® member of an association in Colorado; you pay National, Colorado State, and Local Dues through the association of which you hold primary membership, then Local Dues through Fort Collins Board of REALTORS®.
What is/Am I the Designated Realtor?
The Designated REALTOR® is the responsible party of the Fort Collins Board of REALTORS® Office; it does not necessarily have to be the Employing Broker, but we do need authorization from them if it isn’t. If a new applicant is licensed with a brokerage that does not currently have an active office with Fort Collins Board of REALTORS®, the applicant would either need to apply as the Designated REALTOR® or have the person authorized to be the Designated REALTOR® apply first.

THE NAR DUES FORMULA:
Commonly referred to as the “Dues Formula”, NAR Bylaws state that the Managing Broker’s dues are equal to the number of agents in their office times the dues amount. Since Local Associations bill each REALTOR® individually, the Managing Broker’s dues are reduced each time a dues payment is made by an agent.
The Fort Collins Board of REALTORS® audit primary offices with FCBR memberships to ensure REALTOR® office compliance (secondary offices are audited by their primary association). If an agent has an inactive license or does not hold REALTOR® membership, the managing broker is notified that their office is no longer compliant and the broker will be billed for that agent. The audit process keeps Managing Brokers aware of their agents’ status and avoids dues surprises at the time of investment renewal.

RATE CHART:
Below you will find the new member dues rate chart, FCBR’s fiscal year is October 1st through September 30th. Annual dues are prorated on a monthly basis for new members depending what month they join.

Types of Membership
REALTORS® (or Brokers)
A broker cannot join FCBR unless their managing broker belongs to FCBR. A broker wishing to join FCBR must submit a completed “REALTOR®” new member application along with a copy of their license and pay all applicable fees.

Managing Brokers
A licensed Real Estate Managing Broker wishing to join FCBR must submit a completed “Managing Broker” new member application along with a copy of their license and full payment of all applicable fees. If their firm has a name different from their own, they must also submit a copy of their office’s license or DBA/articles of incorporation from the Secretary of State’s office.

Secondary Members
A licensee may join any REALTOR® Association they choose without their managing broker being a member at that association as a “secondary member”.

Affiliate membership is comprised of people involved in a business related to real estate but who are not a licensed Real Estate Broker, Managing Broker or Appraiser. They may not join NAR and become a REALTOR® but they may join FCBR as an affiliate member. The above named licensees may not join as affiliate members but must join FCBR as a REALTOR®.
